What We Look For
Income
Combined gross monthly income of all leaseholders of at least 2.5× the monthly rent.
Retired? You're Welcome Here
No employment income needed — retirees qualify with proof of assets (savings, retirement accounts, investments) equal to 2.5× the total rent for the lease term. Many of our residents are downsizing to single-story living, and we've made qualifying just as easy.
Credit
We review credit for every adult applicant. There's no automatic cut-off score — steady income, solid rental history, and on-time payments all count in your favor.
Background
A criminal background check is completed for every adult applicant as part of screening.
Rental History
We contact previous landlords to confirm on-time payments and responsible tenancy.
